What Home Is Possible Actually Offers

 

Home Is Possible (HIP) pairs a 30-year, fixed-rate first mortgage with a second loan worth up to 4% of your total loan amount, which you can put toward your down payment, closing costs, or both. It works alongside FHA, VA, USDA, and conventional loans through participating Nevada lenders.

Here's the detail most third-party guides get wrong: the assistance is interest-free, but it is not a grant. The Nevada Housing Division's own program page describes it as "30 year non-forgivable" — meaning it's a real second loan you repay over time, just without interest charged on it. That's still a meaningful advantage over financing the same amount at a normal mortgage rate, but it's not free money you can forget about.
