Nevada Approves $38 Million for 891 Attainable Homes and Units
The October funding round covers 10 housing projects statewide, including named developments in Henderson and Las Vegas.
The Nevada Attainable Housing Council approved approximately $38.16 million for 10 housing-development projects expected to support 891 homes and rental units across the state. The approved portfolio includes 454 homes for sale and 437 multifamily rental apartments. The funding advances projects; it does not mean all 891 homes or units are completed, listed, or available today.
What the State Announcement Confirms
Funding: Approximately $38.16 million was approved through the Nevada Attainable Housing Account.
Projects: The funding supports 10 housing-development projects across Nevada.
Planned support: The projects are expected to support 891 attainable homes and rental units.
Housing mix: The portfolio includes 454 homes for sale and 437 multifamily rental apartments.
Southern Nevada: Volunteer Apartments in Henderson and Kyle Canyon Townhomes in Las Vegas were named among the approved projects.

Five Numbers That Need Context
Funding Comes Through Nevada’s Attainable Housing Account
The Nevada Attainable Housing Council approved the October funding through the Nevada Attainable Housing Account. The account was established through the Governor’s Nevada Housing Access and Attainability Act, also identified as AB 540, and is backed by a $133 million General Fund appropriation.
The account supports housing development, homeownership assistance, and partnerships with local governments. The October announcement described the approved funding as part of a larger $100 million investment dispersed by the Lombardo administration to support attainable housing.
The state’s announcement describes attainable housing as serving households across a range of income levels. It does not state that every funded home will have the same price, rent, eligibility rules, financing terms, or completion schedule.
Approved funding can move a housing project forward without making the homes or apartments available immediately. The key distinction for buyers and sellers
Two Named Projects Are in Southern Nevada
The state announcement named Volunteer Apartments in Henderson and Kyle Canyon Townhomes in Las Vegas among the 10 approved projects. The announcement does not assign a specific unit count or funding amount to each of those two projects in the statewide release.
The other named projects are The Reserve at Sparks in Sparks, Golden Valley Homeownership in Reno, Pueblo Phase I in West Wendover, and E William Street Multifamily Adaptive Reuse in Carson City. The state also named the Welcome Home Community Land Trust, Rome Commons, Linda Topaz, and the Silver Springs Manufactured Homes Project.
The project list shows geographic distribution across Southern Nevada, Northern Nevada, rural communities, and Carson City. It does not establish that construction has begun at every site or that all projects will deliver homes on the same schedule.

Homeownership and Rental Housing Are Both Included
Homes for Sale
- Portfolio total: The approved projects include 454 homes for sale.
- Development types: State categories include single-family and small-scale residential development.
- Buyer availability: The announcement does not provide final sale prices, builder names, application dates, or closing schedules for each home.
- Affordability: The homes are described as attainable, but the statewide release does not give one universal income or price limit for all projects.
Rental Apartments
- Portfolio total: The approved projects include 437 multifamily rental apartments.
- Development categories: The funding includes multifamily rental development and other project categories that may include rental units.
- Tenant availability: The announcement does not provide leasing dates, rents, unit sizes, or qualification rules for each apartment project.
- Project status: Funding approval is not the same as completed construction or an open leasing office.

The $38.16 Million Is Divided Among Three Uses
The state announcement divided the approved funding into three development categories. $12.29 million was approved for land acquisition supporting 285 homes or units. $8.325 million was approved for multifamily rental development supporting 174 rental units. $17.545 million was approved for single-family and small-scale residential development supporting 432 homes or units.
The category figures add to the announced $38.16 million and 891 supported homes or units. The categories describe the approved funding round; they do not provide a construction-completion schedule or a current list of properties for sale or rent.
The announcement said the projects use combinations of subordinate loans, grants, and rebates. It also said the portfolio is expected to leverage additional public and private investment.
Applications Requested More Than the Available Amount
The 2026 development funding round received 23 complete applications requesting a combined $119.79 million. The council approved 10 projects after reviewing applications for project readiness, geographic distribution, and the ability to leverage additional funding.
The approved $38.16 million is therefore not the total amount requested by all applicants. It is the amount approved for the selected projects in this funding round.
The state reported an average leverage ratio of 6.36 across the portfolio, meaning approximately $6 in additional funding was associated with every $1 of Nevada Attainable Housing Account funding deployed. This is a portfolio average, not a guarantee for each individual project.
What the Announcement May Be Useful For
For buyers, the announcement identifies two Southern Nevada projects that may become future sources of attainable housing: Volunteer Apartments in Henderson and Kyle Canyon Townhomes in Las Vegas. It does not establish when applications, sales, leases, floor plans, prices, or qualification requirements will be published.
A buyer researching one of the projects should verify the project’s developer, financing status, construction status, income requirements, purchase or rental terms, fees, utilities, completion schedule, and official application channel when those details become available.
The 454-home total is a statewide portfolio figure. It should not be described as 454 homes currently available in Henderson, Las Vegas, or any other one community.
Future Funded Housing Is Not Current Competition
For sellers, the state funding confirms that selected housing projects have received a public funding commitment. It does not show that the projects are complete, that they will deliver on one date, or that they will compete directly with every existing home in the market.
The final effect of a new project would depend on its location, property type, price or rent, timing, number of completed units, buyer and tenant demand, and other market conditions. The reviewed sources do not establish a future price effect for nearby properties.
Accurate listing language should describe the approved funding and named project only. It should not claim that a project is open, fully funded, under construction, or guaranteed to change nearby values unless later documentation confirms those facts.
Approved Support Is Not the Same as Completed Housing
Important Facts-Only Limits
Not current inventory: The 891 figure describes homes and rental units the approved portfolio is expected to support.
Not one project: The 891 homes and units are spread across 10 projects in different Nevada communities.
Not one price: The state announcement does not establish a single sale price or rent for the portfolio.
Not a delivery date: The announcement does not provide one statewide construction or occupancy schedule.
Not a market forecast: The funding announcement does not establish future home-price or rent direction.
